Tenants pay for electric, gas (if the house has it), water, cable and internet. Water is approximately $60 per month. Electric and gas depend on the size and age of the house, but it is best to assume an average of about $100 per month for electric/gas. If you choose to get high speed internet and HD cable, it is approximately $100 per month.

As a general estimate, it is best to assume average TOTAL utilities (including cable and internet)to be approximately $250 per month (divide that number by however many roommates live in your house).

All of our houses have numerous safety features built into them. Our houses have newer, dual pane windows with quality locking devices and all exterior doors have dead bolts. Furthermore, our newer houses have exterior lights on all sides of the house that turn on automatically when it is dark outside. These houses also have heavy duty metal latch plates that make it extremely difficult to kick open exterior doors. Newer houses are pre-wired for security alarms, wireless security alarms are available in those houses without. Lastly, some homes are even equipped with metal security doors/windows.

Ultimately, we do not invest and manage homes in areas we feel are unsafe. We rent safe houses. However, the entire UA area is susceptible to burglary, therefore, safety is also about being smart. It is very important wherever you live to always lock your windows and doors, leave lights on at night and do not leave valuables where they can easily be seen. As a fina precaution, we highly recommend all tenants purchase renter’s insurance.
